In simple terms, if you see a property with another agent, the agent gives you information on it and answers your questions, the agent could claim a portion or all of the commission. They can claim they helped procure the sale or they were the main reason the sale took place.
Agents have received a portion of the commission even when they have only shown a home to a buyer and the buyer does not tell them they have another agent they are working with prior to the showing. It is important that you let ALL agents know that you are working with us to ensure your rebate.
The procuring cause in real estate consists of the actions made by a real estate agent that caused the buyer to purchase the home. If a buyer chooses to work with multiple agents or switched agents partway through a sale, there may be a dispute regarding procuring cause.
It is a good idea to have the firm that you are going to write the offer with, show you the home, and have all communication go through them so there are no issues later on in the transaction.
