Q. I have had agents tell me they have access to the properties that are not in the MLS?
A. 99% of properties that are listed are listed in the MLS. Are there a few properties that are listed by agents who are not doing a good job for their sellers and trying to match a buyer directly in hopes to collect a large commission? It does happen although very seldom.
If you have agents that are claiming they have access to these secret listings (it is usually simply a sales tactic) tell them to email them to you when they come out. Be very careful that these are not simply coming soon properties that will be listed on the MLS. Coming soon properties will have a commission on them you can collect.
Searching for properties is easy with the technology today. All the major sites download directly from the MLS so you have the same access to new listings as agents do.
If you were a seller listing your property wouldn't you want maximum exposure? You get that by listing in the MLS that puts the sellers listing on every site and in front of every agent. This is why 99% of the listings list in the MLS.
