The data shows that open houses are not a contributing factor in selling your home. According to the National Association of Realtors, 4% of buyers take this as their first step in the home buying process. Only 7% say they found the home via an open house, but if we dig deeper into the data, we find out that the 4% and 7% that say they found via an open house all found the open house posted online. So ipso facto, they found the home online.
According to the NAR today's market, home buyers start searching online. When an agent lists their client's home for sale in the MLS, the MLS auto lists their property on every site nationwide. A buyer then does a simple search of the area they want, the home type they are interested in, and because there is a limited amount will see the seller's home for sale. If the home is priced right, they will ask for a showing from their agent or the listing agent.
Although open houses are a way for agents to get leads, it is a lousy way to try and sell your home.
It is clear from the data the buyer starts their search online and finds their homes online. Buying a home is not like searching for a soccer ball. There are many to choose from. Buyers know where they are interested in living and the kind of home they want to buy. There is a limited amount of them. So if you list your home in the MLS, it will automatically post your home on every site. A buyer will find and want to see your home if it is priced right.
