I have sold thousands of homes for clients and over 100 of my own flips for myself. It is a simple process. It comes down to marketing, price, timing, and product (Your Home). Most agents get in the way of an efficient market for home buyers and sellers.
At ShopProp we have represented sellers on homes like 6 Gondoliers Blf in Newport Coast CA located in one of the most expensive areas in the world that sold for $10,574,510 to homes under 1 million, and the process is the same. The difference we saved the home owner above $250,000 in commissions.
I know agents will try and tell you that you may save on commission but you will lose in price. This is a statement that is completely untrue, but these agents know there is no way to prove this fact or disprove it.
In today’s day in age where 98% of ALL buyers start their search online your home receives the same exposure as any other property assuming the broker you hire will list your property in the MLS in other major sites. The rest of the process is answering questions from perspective clients, agents, handle negotiations and follow through to close.
If your home is not getting showings or receiving offers chances are the price is wrong for that time in the market. There are two solutions. You can leave your home listed longer and wait for a shift in the market or lower the price. I know this is a tough pill to swallow, but it is the truth. I can show you data from thousands of transaction that will prove this fact.
No one agent will consistently receive a higher price then another. Why do you think when licensed agents list their home they do not go with the self proclaimed top agent in the area? They list the home themselves because they know they will receive the same price as the self proclaimed top agent.
The example above regarding 6 Gondoliers Blf that we listed, marketed and sold for over 10 million was the highest price ever sold for that sqft and age home in that community. Did ShopProp do something special for that one client? We followed our same process we do for every property we sell. Based on the timing in the market sometimes we will receive the highest price ever and sometimes we will not. Other agents will point to these sold properties and try to sell you on why you should pay a huge commission. A way to check their real success is to pull all the properties they have sold in the last 2 years and compare it to others. You will find out sometimes they will receive the highest price and sometimes they will not. We are happy to pull any agents sold properties for you to help you in your decision.
Selling a home is a process. ShopProp has a proven process that works and does not cost the home seller a huge chunk of their equity. Hire us and let our proven process do the rest.
